OVERALL CONSTRUCTION

FOUNDATIONS

Mechanical excavation of a platform in order to create a void under the ground floor slab.
Reinforced concrete strip and pad foundations on firm ground.

VOID UNDER GROUND FLOOR SLAB

SLAB

Reinforced concrete beams with polystyrene insulation in-fill.

WALLS AND STRUCTURAL WORK

Superstructure consisting of 200mm thick hollow concrete block. Reinforced concrete structural columns, beams, lintels and ring-beams as calculated by a Structural Engineer.

INTERNAL WALLS AND PARTITIONS

Internal walls and partitions consisting of steel framework with rock-wool insulation and plasterboard outer skin.
All exterior walls are insulated by 70mm thick of polystyrene insulation with 13mm plasterboard.

CEILINGS

Ceilings consist of 18mm thick plasterboard with rock-wool thermal and sound insulation above.

EAVES

Eaves to the roof

WINDOW CILLS

Window and door cills to be covered.

ROOF STRUCTURE AND COVERINGS

Timber trussed roof structure.
Timber trussed roof structure with visible timber beams to sloping soffits, thermal insulation with plasterboard finish.
External covering with corrugated Eternit or equivelant fixed to timber structure covered with pantiles and tiles to eaves and soffits.

Exterior pergola in local timber on a structiure of reinforced concrete.
All wood is to have anti-fungal and anti-insect treatment
Plastic gutters and downpipes.

B - SECOND FIX ITEMS

All external windows in thermally insulated aluminium coloured powder coated profile, insulated double glazing, sliding or opening depending on position.
All external windows to have either thermally insulated aluminium laminated opening shutters or electronic opening roller shutters.
Garage door in either wood or metal with electric automatic opening.
Interior doors in panelled wood.
Sliding doors to bathrooms where specified
Sliding panel or laminated doors to wardrobes. Choice of finishes to include mirrored.
Wardrobe interiors to be fitted with half shelving and half hanging space.

COVERINGS

Ceramic floor tiles to be in rectangular or square 300mm or 400mm to class U3 P3 E2 C2 or equivilant.
Walls to bathrooms and toilets to be tiled to a height of 2.000m.
External terraces to be in laminated timber hardwood.

SANITARYWARE

All sanitaryware to be in white ROCA or equivilant make, taps in make GROHE or equivalent.

Hot water cylinder to be of suitable capacity for the size of house.

AIR-CONDITIONING AND CENTRAL HEATING

By reverse cycle system or equivilant.

CONTROLLED MECHANICAL VENTILATION

Controlled mechanical ventilation with new air entry by grilles to external windows regulated automatically, air extraction from all wet rooms.

Electrical installation to PROMOTELEC standard, electic heated towel rails to bath and shower rooms.

Glycerophtalic paint to all wet rooms, acrylic to all other rooms, glycerophtalic laquer to all external windows and doors, decorative coloured anti-insect and anti –fungal treatment to all exterior wood.

FENCES AND HEDGES

A 1.200m high hedge with fence on metal posts to external boundary.

Connections to various services, storm and foul water sewers, drinking water, telephone, electricity.
